Choose Maitlands to value your home and we will send you a free home moving file and DVD - giving you complete advice on getting your home ready to sell.
We also include advice that is often overlooked by the average Estate Agent prior to being appointed. There is a tremendous choice of agencies and, on the surface, most appear to do more or less the same thing. There is far more to moving, however, than simply finding a buyer. It is critical that when that time comes, you choose the right agent for you, your property and your situation.
A good starting point is to find an agent who clearly understands the stresses involved in moving. One who understands that you are likely to sell your home with the agent who provides the best efforts in minimising stress, setting the most attractive figure that the current market will pay and all within a convenient time scale. Many agents make unrealistic claims and rosy promises. Be aware and remember; Maitlands deliver an honest and transparent service, a service that all Estate Agents should be delivering.
Viewings
We strongly recommend you allow one of our representatives to accompany buyers around your property. Immediate
feedback can be generated from buyers who might not have been so honest with you, a great example is the
infamous generic remark, "it's lovely - we'll get back to you."
Clients often say that sincere post-viewing feedback significantly helps to reduce the stress of selling, and after all, this is surely one of the most compelling reasons for appointing us to represent you in your sale. We fine-tune our marketing efforts because we take the time and trouble to understand our buyers.
Feedback/Viewings
Too many agencies only communicate good news! That's easy. Great agencies are in frequent contact with their clients and have the confidence to advise you if anything needs to be done to improve your chances of an effective sale.
Here are some guidelines on interpreting feedback:
"The property is far too small for us" = They have seen larger houses for the same price.
"We'll think about it" = A polite way of saying "It's not for us".
"What are the neighbours like?" = They are possibly quite interested.
