Prepare your Property for Winter

myselfThe clocks have gone back; the days are getting shorter, colder and wetter. Does that mean it’s time to batten down the hatches and put off selling until next year? No, most definitely not.

We all know for a fact that people don’t look forward to the thought of spending their winter evenings navigating a new area, there are a number of quick and simple things to do that will make viewers feel warm and welcome in your property.

In the winter months, first impressions of a property are more important than ever –

Outside Lighting – Its dark and cold outside, make sure that you leave an outside light on for your viewers, so that they can find their way and also, so that they can identify the property.

Gardens – It may not be your favourite time of year to venture into the garden, but it is likely that the viewer will want to see it. Remove any dead plants and make sure you’ve swept up any fallen leaves, especially on pathways and steps, not only so that it looks smart, but to ensure that it is safe.

A Warm Welcome – Whether you are selling or letting, make sure that your viewers are met with a “warm welcome”.  A cold property can feel very unwelcoming and will tarnish their impression of the property. For landlords especially, a reliable boiler is a must in the winter months. Also, make sure your gas safety certificate is up to date. For added appeal, you could consider loft or cavity wall insulation that will not only warm your home, but is a great selling point to prospective purchasers as it will potentially improve the properties energy efficiency.

Interior Lighting – Lighting is just as important inside, as it is outside. If it’s getting dark, make sure that all rooms are well-lit, but not dazzling, some well-placed lamps and soft lighting will create a homely feel. For those properties with a working fire place, it is definitely worth lighting for that warm, inviting glow.
